We All Deserve a Place to Call Home: Suzanne Bridwell's Story

At Keys to Kentucky Realty, we believe that finding the perfect home is more than just closing a deal—it’s about creating a place where memories are made, families grow, and everyone, including our four-legged friends, can feel safe and loved. For Suzanne Bridwell, real estate isn’t just about houses and farms; it’s about finding homes for both people and pets.

Suzanne Bridwell grew up on a stunning 500-acre farm in Hustonville, Kentucky, where her love for animals and the land was nurtured from an early age. A licensed Realtor since 2016, she has a deep passion for selling farm properties and helping people find their dream homes. But there’s another calling that has been just as close to her heart—dog rescue.

From a young age, stray dogs often found their way to her family’s farm, and Suzanne, alongside her mother, would ensure they received vet care before finding them loving homes. This early exposure to rescue work laid the foundation for her lifelong commitment to animal welfare.

As an elementary school teacher in Bardstown, Kentucky, Suzanne began volunteering at a local animal shelter. That small act of kindness grew into something much bigger—the founding of Barktown Rescue, a non-profit organization dedicated to saving homeless dogs. For nine years, she tirelessly led Barktown, saving over 300 dogs and puppies. Her rescue was even the only Kentucky organization selected to send puppies to New York City for the filming of the Puppy Bowl.

Now living in Georgetown, Suzanne continues to be a champion for shelter dogs. When she’s not selling homes, she dedicates her time to fostering and working with multiple local shelters and rescues. Over the past 20 years, she has personally fostered and adopted many dogs, believing that they all deserve a second chance. She has also helped many of her real estate clients find their perfect canine companion, proving that a home is truly complete with a loyal pet by your side.

Currently, Suzanne is fostering Lacey Mae, a sweet and intelligent two-year-old Pit Bull mix from the Harrison County Flora Shropshire Animal Shelter in Cynthiana, Kentucky. Lacey Mae is a playful yet snuggly girl who gets along well with other dogs and even did well on her cat test. House-trained and crate-trained, Lacey knows several tricks like sit, lay down, and shake. With a few treats, she quickly becomes your best friend. She also adores playing with toys and is wonderful with Suzanne’s 11-year-old daughter, Jude.

Jude shares her mother’s passion for animal rescue and actively helps in fostering dogs and puppies. Suzanne hopes to instill in her daughter the value of saving a homeless animal—the joy of giving them temporary love and care until they find their perfect forever home. Watching an adopted dog thrive in a loving home is one of the most rewarding experiences, and Suzanne describes it as knowing she played a role in saving a life.

Unfortunately, not all animals get the second chance they deserve. Recently, a heartbreaking case in Cynthiana made headlines when two individuals were arrested and charged with the torture of a dog. Stories like this underscore the urgent need for more advocacy, responsible pet ownership, and compassionate individuals willing to step up for animals in need. Suzanne's dedication to fostering and finding homes for abandoned and mistreated dogs is more important now than ever.

At Keys to Kentucky Realty, we understand that a home is more than just a structure—it’s a place where love and security flourish. Suzanne Bridwell embodies that belief, ensuring that both people and pets find their forever homes. Because, in the end, we all deserve a place to call home.

Essential Tips for First-Time Homebuyers in Kentucky

Embarking on the journey to homeownership in Kentucky is both exciting and challenging. As a first-time homebuyer, understanding the process and available resources can significantly ease your experience.

1. Understand Your Financial Position

Begin by assessing your credit score, monthly income, and savings. A clear financial picture helps determine your purchasing power and readiness for a mortgage.

2. Explore First-Time Homebuyer Programs

Kentucky offers several programs designed to assist first-time buyers:

Down Payment Assistance: The Kentucky Housing Corporation (KHC) provides loans to help with down payments, closing costs, and prepaids. Collaborating with a KHC-approved lender can facilitate access to these resources.

Homebuyer Education: Participating in homebuyer education courses can equip you with knowledge about the buying process, financial management, and home maintenance.

3. Get Pre-Approved for a Mortgage

Securing a mortgage pre-approval not only clarifies your budget but also demonstrates to sellers that you’re a serious buyer. This step can give you a competitive edge in a competitive market.

4. Partner with a Knowledgeable Real Estate Agent

An experienced agent can provide invaluable insights into local markets, negotiate on your behalf, and guide you through each step of the homebuying process. At Keys to Kentucky Realty, our team is dedicated to supporting first-time buyers, ensuring a smooth and informed experience.

5. Conduct Thorough Home Inspections

Before finalizing your purchase, invest in a comprehensive home inspection. This process identifies potential issues and ensures you’re making a sound investment.

By following these guidelines and leveraging available resources, first-time homebuyers in Kentucky can navigate the real estate market with confidence. Keys to Kentucky Realty is here to support you every step of the way, turning your homeownership dreams into reality.

Navigating the Kentucky Real Estate Market in 2025

The Kentucky real estate market in 2025 presents a dynamic landscape for both buyers and sellers. As of January 2025, home prices have experienced a 9.2% year-over-year growth, with the median home price reaching $265,000.  This steady appreciation indicates a robust market, attracting numerous buyers and investors.

Current Market Trends

The housing supply in Kentucky has expanded, with a 10.9% increase in available listings compared to the previous year, totaling 13,757 homes. Despite this growth, the market maintains a slight seller’s advantage, characterized by a four-month supply of homes. However, the median time on the market has extended to 57 days, offering buyers more opportunities to explore their options.

Mortgage Rates and Affordability

Mortgage rates in Kentucky fluctuate between 6.0% and 6.9%, influencing affordability for many buyers. Prospective homeowners are advised to monitor these rates closely and consider securing pre-approval to strengthen their purchasing position.  Additionally, understanding the area median income (AMI) and utilizing affordability calculators can assist buyers in setting realistic budgets.

Implications for Buyers and Sellers

For Buyers: The current market conditions offer a balanced environment. With increased inventory and extended listing times, buyers have more choices and negotiation power. However, staying informed about mortgage rate trends is crucial to optimize affordability.

For Sellers: While home values continue to appreciate, the growing inventory and longer selling times necessitate strategic pricing and marketing. Collaborating with experienced real estate professionals can enhance the likelihood of a successful sale.

At Keys to Kentucky Realty, we are committed to guiding you through these evolving market dynamics. Whether you’re buying or selling, our expertise ensures you make informed decisions tailored to your unique needs.

The Best Outdoor Spaces for Your Kentucky Home: From Horse Farms to Gardens

The Best Outdoor Spaces for Your Kentucky Home: From Horse Farms to Gardens

Kentucky is known for its stunning outdoor landscapes—rolling hills, green pastures, and charming gardens. For homeowners, having a well-designed outdoor space can make a huge difference in their enjoyment of their home and its resale value.

1. Horse Farms and Equestrian Properties

One of the most iconic features of Kentucky’s countryside is its horse farms. If you own or are looking to buy property with equestrian facilities, consider showcasing these aspects.

  • What Buyers Love: Horse lovers will be drawn to well-maintained pastures, barns, and riding arenas. If you're selling a horse farm, highlight these features in your listing and staging.
  • Property Maintenance: Keep pastures neat, barns clean, and trails or riding areas well-maintained to increase the property’s appeal.

2. Outdoor Entertaining Spaces

Kentucky’s beautiful seasons—especially in the spring and summer—make outdoor entertaining spaces a must. Buyers are looking for homes with patios, decks, or outdoor kitchens for hosting family gatherings and parties.

  • Staging Tips: Invest in comfortable outdoor furniture, add string lights for ambiance, and consider incorporating fire pits or outdoor cooking areas. These features not only enhance your quality of life but can also increase your home’s value.

3. Gardens and Landscaping

Kentucky’s rich soil makes it an ideal place for beautiful gardens. If you're selling a home with established gardens, make sure to highlight them. If you’re buying a property with potential for landscaping, look for large yards that can be transformed into your dream garden.

  • Landscaping Ideas: Focus on native Kentucky plants like Kentucky bluegrass, flowering dogwoods, and magnolias to create a truly local atmosphere. Raised garden beds for vegetables or flowers also have a timeless appeal.

How to Stage Your Home for Sale in Kentucky’s Unique Market

How to Stage Your Home for Sale in Kentucky’s Unique Market

Selling your home in Kentucky’s real estate market requires more than just listing it for sale—it requires thoughtful staging to make your property stand out. With the right staging, you can attract more buyers, shorten your time on the market, and potentially increase your sale price. Here are some key tips to stage your home for maximum appeal.

1. Know Your Buyer

Understanding the local buyer's preferences is crucial to staging your home. In Kentucky, buyers often look for a warm, inviting atmosphere that emphasizes comfort, charm, and functionality. Think about what will appeal to the type of buyers you’re targeting. For example, young professionals may appreciate sleek, modern interiors, while families might prefer cozy spaces with room to grow.

2. Curb Appeal

First impressions matter. The exterior of your home is the first thing buyers see, and a well-maintained yard can make all the difference. If you're selling in Kentucky, where the weather can be unpredictable, make sure your lawn is neat, your flowerbeds are tended to, and your driveway is free of clutter.

  • Simple Enhancements: Fresh mulch, trimmed hedges, and potted plants can immediately elevate the exterior of your home. A welcoming front door with a fresh coat of paint and a seasonal wreath can also create a homey feel.

3. Declutter and Depersonalize

A clutter-free space helps potential buyers visualize themselves in your home. Remove personal items like family photos and personal keepsakes. Less is more when it comes to staging. You want buyers to picture themselves in the space without distractions.

  • Room-by-Room Approach: Tidy up each room by removing excess furniture and clutter. For example, in living rooms, make sure there’s enough seating without overcrowding the space. In kitchens, clear countertops of anything non-essential to create a clean, open feel.

4. Embrace Kentucky’s Style

One of the great things about selling a home in Kentucky is the local style that buyers are often drawn to. Kentucky homes are known for their Southern charm, often incorporating rustic or farmhouse-inspired elements.

  • Wood and Stone Accents: Incorporating natural materials like wood, stone, and metal into your staging can create that Kentucky farmhouse vibe that’s always in demand.
  • Local Touches: Subtle equestrian décor or bourbon barrel-inspired pieces can help tie in Kentucky’s unique culture and lifestyle, particularly for buyers moving from out of state.

5. Light and Bright

Kentucky's weather can be gloomy at times, so natural light is a must. Make sure your home feels light and airy by opening curtains, cleaning windows, and using light-colored paint on the walls. If you’re selling in the winter months when daylight hours are shorter, consider adding additional lighting to dark areas to brighten up the space.

6. Professional Photography

Once your home is staged and ready, don’t skimp on professional photos. Great photography is key to showcasing your home online. The majority of homebuyers in Kentucky begin their search online, so your listing should stand out with high-quality, bright photos that capture your home’s best features.

Fall in Love with Your Home: 5 Tips for Finding Your Perfect Match in the Kentucky Market

Valentine’s Day Special: Fall in Love with Your Home: 5 Tips for Finding Your Perfect Match in the Kentucky Market

Valentine’s Day is a celebration of love, and what better way to celebrate than by finding the home of your dreams? Much like relationships, finding the right home takes time, patience, and understanding. Here's how to “fall in love” with your perfect match in Kentucky’s real estate market.

1. What’s Your Dream Home?

Before diving into Kentucky’s real estate market, take some time to identify what you truly want in a home. Think about your lifestyle—do you want to live in a bustling city like Lexington, or are you dreaming of a quiet retreat in the rolling hills of Woodford County?

  • Questions to Ask Yourself: Do I need a large yard for my family? Is proximity to work or school a priority? Do I want a historic home, or do I prefer something more modern?

2. Know Your Budget

In relationships, it's important to understand your boundaries—and the same goes for buying a home. Setting a clear budget helps ensure you find a home that fits your financial situation.

  • Pre-Approval: Start by getting pre-approved for a mortgage so you know exactly what you can afford. In Kentucky, prices can vary significantly depending on location, so knowing your budget will help narrow your search.

3. Location, Location, Location

Much like a successful relationship, location is everything. Consider your commute to work, the quality of local schools, and access to amenities.

  • Kentucky Communities: Whether it’s the charm of downtown Lexington or the peaceful vibe of rural Kentucky, your perfect home will also be in the perfect location for your lifestyle.

4. Don’t Settle for Less

Much like finding the right partner, don’t settle for a home that isn’t everything you want. You deserve a home that meets your needs and makes you feel at peace.

  • Trust Your Instincts: If something doesn’t feel right, don’t hesitate to walk away. There are plenty of homes out there, and your perfect match is waiting for you.

5. Work with a Real Estate Agent

Just like a great relationship, working with an experienced real estate agent at Keys to Kentucky Realty can help make the process smoother and more enjoyable.

Whether you’re relocating for work, looking for an investment property, or simply seeking a change of scenery, Keys to Kentucky Realty is here to show you why Kentucky is an excellent choice for your next home.

1. Affordable Housing Compared to National Averages

One of the key advantages of buying a home in Kentucky is the cost. Real estate prices in Kentucky are generally lower than in many other states, offering great value for buyers. From charming rural cottages to spacious suburban homes, you’ll find that your dollar stretches further here.

For example, in cities like Louisville or Lexington, the cost of living is significantly lower than in major cities like Chicago, New York, or Los Angeles, which means you can find a home with more space and fewer financial concerns.

2. Rich Culture and History

Kentucky is known for its rich history, friendly communities, and Southern hospitality. The state is home to beautiful historic homes, iconic landmarks like the Kentucky Derby and Bourbon Trail, and a thriving arts scene. Whether you enjoy horseback riding in the countryside, attending a local festival, or taking in a concert downtown, Kentucky has a little something for everyone.

Living in Kentucky means embracing a slower, more relaxed lifestyle, where neighbors still know each other by name and weekends are filled with outdoor adventures, from hiking in the Appalachian Mountains to visiting nearby lakes and rivers for boating and fishing.

3. Great Job Opportunities

Kentucky has a thriving economy with a strong presence in industries like manufacturing, healthcare, logistics, and agriculture. Cities like Louisville, Lexington, and Bowling Green offer excellent job opportunities, especially for professionals in sectors like education, healthcare, and tech.

For those looking to invest in real estate, the demand for rental properties in urban areas and college towns (like Lexington, home to the University of Kentucky) is strong, making it an ideal market for property investors.

4. Natural Beauty and Outdoor Activities

Kentucky is known for its natural beauty, from the rolling hills and farmlands to the scenic lakes and rivers. If you love outdoor activities, this is the place to be. Hiking, fishing, camping, and even kayaking are all available within easy reach of most communities in Kentucky.

If you're looking for a home with a view, Kentucky's picturesque countryside offers countless properties with stunning vistas of forests, rivers, and horse farms. Whether you’re seeking a quiet rural retreat or a home near a state park, there’s no shortage of properties that offer easy access to outdoor recreation.

5. A Growing Market for Real Estate Investment

Kentucky’s real estate market is growing steadily, with both residential and commercial opportunities available. The state has seen growth in several regions, particularly in areas like Bowling Green and Northern Kentucky. As an investor, this provides a great opportunity to find properties in up-and-coming areas that are poised for future appreciation.

At Keys to Kentucky Realty, we can help you identify the best investment properties, whether you’re looking for single-family homes, multi-family units, or commercial real estate.

6. Strong Schools and Family-Friendly Communities

If you have children or are planning a family, Kentucky’s public school systems are strong, with many districts in both rural and urban areas earning top marks for academic performance. Family-friendly communities offer excellent extracurricular activities, parks, and after-school programs, making it easy for families to feel right at home.

7. Kentucky’s Location: Easy Access to Major Cities

Kentucky offers convenient access to several major metropolitan areas, including Cincinnati, Nashville, and Indianapolis. This makes it an attractive place for those who want a peaceful, small-town atmosphere but still need to commute to larger cities for work or leisure. The state’s central location in the U.S. also makes it an ideal place for those looking to be close to both the East Coast and the Midwest.

Conclusion:

Kentucky may not always be on the radar for many homebuyers, but it should be. Maximizing Curb Appeal: 10 Simple Updates to Boost Your Home's Value Before Selling

Whether you're a seasoned homeowner or new to the market, you know that first impressions matter—especially in real estate. When potential buyers pull up to your home, they should feel excited and ready to step inside. That’s where curb appeal comes into play! Here are ten fun and effective ways to boost your home’s exterior charm and, ultimately, its value.

1. Freshen Up Your Front Door

Your front door is the focal point of your home’s exterior. A bold color—think classic red or sunny yellow—can create an inviting atmosphere. Add a stylish new handle or a chic knocker for an extra touch. This quick update is sure to make potential buyers want to step inside.

2. Spruce Up Your Landscaping

A well-maintained yard can make a world of difference. Trim overgrown shrubs, plant colorful flowers, or even consider adding a few decorative elements like solar lights or garden gnomes. A lush, inviting garden speaks volumes about the care you’ve put into your home.

3. Power Wash Surfaces

Years of dirt and grime can dull your home’s charm. A simple power wash can brighten up your siding, driveway, and walkways. This effective method will leave your home looking fresh and new without breaking the bank.

4. Upgrade Your House Numbers

Believe it or not, stylish house numbers can enhance your curb appeal. Choose a modern font and materials that complement your home’s architecture. This small detail can add a polished look that potential buyers will notice right away.

5. Add Outdoor Lighting

Consider illuminating your home with tasteful outdoor lighting. Pathway lights, sconces, and even string lights can create a warm ambiance. Highlighting your home at night can make it feel inviting, showcasing its charm even after the sun goes down.

6. Repair or Replace Fencing

A sturdy, well-maintained fence not only adds privacy but also enhances the overall look of your property. If your fence is in disrepair, consider a fresh coat of paint or even a full replacement. This investment can significantly improve your home's appearance and functionality.

7. Clean Up Your Outdoor Furniture

If you have a porch or patio, make sure it’s a welcoming space. Clean and arrange outdoor furniture, add some colorful cushions, or even hang a fun swing. This area can be a selling point, showing buyers that they can envision themselves enjoying outdoor living.

8. Paint the Trim

Fresh paint on your window and door trim can bring a fresh, crisp look to your home. Choose colors that complement your siding and add depth to your exterior. This easy update can make your home feel more cohesive and well-cared-for.

9. Create a Cozy Entryway

Consider adding seasonal decor, such as a welcoming wreath or potted plants, to your entryway. A cozy and inviting entrance can set the tone for the entire home, making it feel like a place where memories can be made.

10. Consider a New Roof

While it may sound like a larger investment, a new roof can drastically improve your home’s curb appeal and market value. If your roof is showing signs of wear or is an outdated style, consider upgrading it. Not only will it look better, but it can also provide peace of mind to potential buyers.

In Conclusion

Improving your home’s curb appeal doesn’t have to be overwhelming or expensive. With these ten simple updates, you can create an inviting exterior that attracts buyers and showcases your property’s full potential. Remember, at Keys To Kentucky Realty, we believe that every little detail counts when it comes to making your home stand out in the market.

Ready to take the plunge and put your home on the market? Our team is here to help you every step of the way! Happy selling!
